Today’s Mortgage Rates Slightly Lower: April 8, 2026

Today’s average interest rate on a 30-year purchase mortgage is 6.492%, according to Zillow data provided to U.S. News. That’s slightly below yesterday, when mortgage rates averaged 6.502%. For refinancing mortgages, today’s 30-year rate is 6.694% and the current 15-year rate is 5.7%.

Interest rates on home loans have risen over the past month and a half, essentially since the beginning of the U.S. war in Iran. The Middle East conflict has put upward pressure on oil prices, which can make other items more expensive to manufacture and transport. Put simply, higher oil prices mean higher inflation — and higher inflation means higher interest rates.

Most experts expect mortgage rates to stay relatively elevated over the next few years, stuck above 6% for the 30-year fixed term. Although there’s always the chance that something unexpected could happen in the U.S. economy that could send rates tumbling lower, it’s unlikely that rates will fall below 3% or even 4% in the foreseeable future.

Here are today’s interest rates for conforming purchase mortgages by loan term:

30-year fixed: 6.492%

20-year fixed: 6.48%

15-year fixed: 5.678%

10-year fixed: 5.998%

7-year ARM: 6.599%

5-year ARM: 6.781%

3-year ARM: 8.25%

And here are the current nonconforming mortgage rates by loan type:

Jumbo: 6.399%

VA: 5.695%

FHA: 5.875%

Here are today’s mortgage refinance rates:

30-year fixed refi: 6.694%

20-year fixed refi: 6.752%

15-year fixed refi: 5.7%

10-year fixed refi: 6.067%

Mortgage refinance rates tend to follow the same trends as mortgage purchase rates, although interest rates on a mortgage refinance are often a few basis points higher than on purchase mortgages.

Mortgage Rate Trends in 2026 So Far

Freddie Mac collects weekly mortgage rate data, which can help provide context for mortgage borrowers on how and why mortgage rates change over time. Since the mortgage giant began collecting data in 1971, the median mortgage rate is 7.24%.

The 30-year fixed rate fell to a historic low of 2.65% in January 2021, driving up demand for purchase and refinance mortgages. Since then, mortgage rates rose to nearly 8% in October 2023 before coming down to around 6.5% currently. Still, that’s nothing compared with the record high of 18.63% recorded in 1981.

Mortgage rates fluctuate throughout the day, and some lenders may be able to offer more favorable pricing for your situation than others.

“With spring homebuying season in full swing, aspiring buyers should remember to shop around for the best mortgage rate, as they can potentially save thousands of dollars by getting multiple quotes,” says Sam Khater, chief economist at Freddie Mac, in a statement.

Here are a few tips to help you shop for the lowest mortgage rate possible for your financial situation:

Get your finances in order. Collect the documents you’ll need to apply for a mortgage using this handy checklist. You should also check your credit score and get a copy of your credit report to see where you stand.

Apply through three to five lenders. Be sure to consider different loan types (such as FHA versus conventional) as well as different types of lenders (like online lenders versus credit unions). Keep your rate shopping to a two-week window to minimize the negative impact to your credit score.

Compare loan estimates. This document will outline the loan’s costs, including origination charges, lender credits, discount points as well as the loan’s interest rate and annual percentage rate, or APR. The APR includes the interest rate as well as any fees, making it a holistic way to compare the cost of multiple loan offers.

Now, a colorful new landmark along Bellaire Boulevard is doing something even more ambitious: putting Houston’s global heart on display.On Friday, August 7, the Painted Bridges: Houston Mural Program officially unveiled its permanent public mural at 9750 Bellaire Boulevardin Southwest Houston. The ceremony capped a three-week cultural and artistic exchange pairing six visiting Taiwanese artists and designers with legendary Houston street-art pioneer GONZO247, also known as Mario E. Figueroa Jr. Civic leaders and community members gathered to celebrate what organizers describe as the Southwest Management District’s first international artist collaboration.And this is not simply another pretty wall demanding an Instagram selfie—although, Houston, you will definitely want one.At the mural’s heart is a shared circular feast, where characters gather around a table representing hospitality, community and the cultural traditions found throughout Houston’s international corridors. One seat remains deliberately open. It honors family members and ancestors who are no longer physically present while simultaneously extending an invitation to the next person who arrives: there is always room at the table.photo That message carried special resonance in one of America’s most culturally diverse cities. Texas State Rep. Gene Wu, speaking during the unveiling, emphasized that Houston’s Asian American community is here to share its culture, food and love while also making an unmistakable declaration: “this is our home.” Southwest Management District representative Stephen Le similarly described the district as a reflection of Houston’s extraordinary mixture of countries, cultures and backgrounds.Six Artists, One Houston Story The inaugural EpNex Meridian Fellows—Lawrence Hsieh, Tsai-Ni Chen, Hsin Hwang, Stu Yang, Lin Ying Huang and Ami Liu—spent 21 days immersed in Houston-area life. Their experience stretched beyond paint and spray cans into Houston, Pearland and Sugar Land, where they participated in mentorship, studio work, cultural exploration, conversations with local creatives and collaborative design.GONZO247 said the artists arrived in Houston as strangers, many visiting the United States for the first time, before becoming collaborators. Taiwanese artist Hsin Hwang said the experience taught her not only collaboration but also introduced her to using spray paint—a reminder that cultural exchange works both ways when everyone arrives ready to learn.The mural also carries Houston’s Space City identity skyward. Its “GONZONAUT” imagery represents Taipei-born NASA astronaut Dr. Kjell Lindgren, incorporating a photograph from orbit into the astronaut character’s visor. NASA currently lists Lindgren as Deputy Director of the Flight Operations Directorate at Johnson Space Center and credits him with 311 cumulative days in space.Another important layer honors photographer Corky Lee, whose decades of work documented Asian American history, challenged stereotypes and expanded the visibility of AAPI communities.
